Setting Your Price

How do You Determine Your Asking Price?

You obviously want to sell your house for the highest possible price. You may even have a number in mind. But, how do you determine if that number is reasonable? You may be concerned that:

  • If you list your house too high, few buyers, if any, will see it.
  • If your price is too low, you could end up leaving thousands of dollars on the table.

Don’t worry! Pricing homes is what I do on a daily basis, and I will pass my knowledge onto you. I know what properties like yours sell for in the current market, and can get yours sold at the high end of that range.

I begin by getting to know your property and all its desirable features. Before our first meeting I will prepare a thorough Comparative Market Analysis (or CMA) of your home based on the recent sales of similar homes in your neighborhood and do calculations to determine its Current Market Value. Once we meet in your home, I will adjust that number based on the upgrades and updates your home features compared to other similar homes. Finally, we will work together to determine what pricing strategy works best for you as a seller to sell your home quickly with the largest possible amount in your pocket.

It is important to keep in mind that buyers are not willing to pay for the sentimental value you place on your house. As a Real Estate professional I will help you identify the sentimental value that every seller has and separate it from special features such as kitchen, bathrooms and flooring upgrades, exquisite landscaping of your backyard, updated furnace or hot water tank, etc. that truly can have an impact on how quickly a property sells and for what price. I’ll help you understand all the factors that go into setting the list price, and ensuring it is just right for the marketplace and your goals.
