Compared to November 2019…
AVERAGE SALE PRICE is still staying at the same level for the 3rd month in a row ($353,657 for December 2019);
MEDIAN SALE PRICE went slightly DOWN by 1.2% from $333,000 to $329,000;
Both SALES and INVENTORY are significantly DOWN, by 23.3% and 24.6% respectively;
SALES-TO-NEW LISTINGS RATIO was UP 5.9% while
ODDS OF SELLING WITHIN 90 DAYS is DOWN 0.9%.
The good news? Amortization ratio or MONTHS OF INVENTORY (MOI) was 1.8% lower compared to November and 18.8% lower that that of December 2018❗Together with better ODDS OF SELLING WITHIN 90 DAYS compared to December 2018 (UP 3%) these two statistics are sending a strong signal that the market is ready for an upswing.
